Utilities
Utilities - We all have to pay utilities. They can be included in the rent, but you will still be paying for it. We feel it is more fair to base utility cost on usage.
Pay for what you use - You will be paying for what you use only. For our homes in the White Coat Village utilities typically ranges between $30 and $50 per month per student averaged over the year. Utilities are split equally between tenants.
By paying for what you actually use everybody will have an incentive to reduce usage and the savings goes directly back to the students.
Should utilities be included? - Including utilities in the rent would actually be more costly to the students since landlords would have to budget for highest expected consumption and there would be no incentive to save energy. Any savings would go to the landlord rather than to the students. By paying for what you actually use the tenants will save money.
This is the fairest way of paying for the utilities since it is based on what you use.
Energy efficient houses - All houses are energy efficient with new double panel thermo windows, wall and ceiling insulation and three of the homes even have high efficiency (96%) brand new furnaces. The average gas and electricity cost last calendar year was only $37.70 per student per month. The most enery efficient house was the 197 Raleigh street home with only $27.00/student/month in gas and electricity cost.
Utility costs per student
The utility costs are split bewteen the students. They are higher in the winter and lower in the summer all dependent on how much is used. Some houses are larger and cost more to heat and some are smaller and more energy efficient. All our houses have new windows and doors and all have been optimally insulated. The students only pay for what is used. The average monthly cost for gas end electricity per student for last year was:
