A neighborhood close to the Medical Center
White Coat Village - The White Coat Village is the closest neighborhood to the University Rochester Medical Center, Nursing School and Strong Memorial Hospital. This is where many medical and nursing students, interns and residents live and hence it is often called the White Coat Village.
If you are there in the early morning before dawn you may see a number of doctors and nurses to be rapidly heading towards the hospital already fitted in their white coats or blue surgical scrubs.
The name - The name has changed over the years. For many years it was called the White Pants Ghetto. Then as more women entered medicine and the residency programs it became the White Coat Ghetto. To avoid the negative touch of Ghetto a new name has evolved namely White Coat Village. This is used as a colloquial description of this small nice little neighborhood. We think the name White Coat Village better reflects the tenor and character of the neighborhood.
It is a very prosperous residential area with well maintained houses, blossoming front and back yards and a strong community atmosphere.
Offficial name - The official name for the White Coat Village is University Height or Strong, but the colloquial White Coat Village is most commonly used.
It is a very friendly and safe residential neighborhood right next to the University of Rochester Medical Center populated by families, a large number of medical- and nursing students, residents, interns and graduate students related to the Medical Center and the Strong Memorial Hospital.
Prime location
White Coat Village - The White Coat Village consists of about 20 residential blocks and is bounded by Crittenden Blvd (north), Mount Hope Ave (east), Westmoreland Dr (south), and Castleman Rd (west). This is a very family oriented neighborhood with children, families and students. At one time and it actually had its own school.Today it is a very attractive area for young and old families, University of Rochester medical-, nursing- and dental students, interns, residents and young professionals.
Upper White Coat Village
The upper part of the White Coat Village (north) is closest to the hospital and the most desirable streets for those working or studing in the medical center are; Crittenden Blvd, Raleigh Str, Castleman, Rossiter and Irvington Roads. Crittenden is the same street as the Medical Center, the School of Medicine and the School of Nursing.Family Friendly Residential Area
The Upper White Coat Village is a very family friendly residential neighborhood. There is a large playground in the middle and all the streets have sidewalks. On a Sunday afternoon you can see many families walking in the area with their children and dogs. The streets have street lights the side walks are regularly plowed when necessary in the winter.Irvington - 5th Ave of Upper White Coat Village
Irvington Rd is probably the most prestigious street with the largest lots and the most stylish homes. It has been said that the homes stands tall on Irvington Rd and this has been called the 5th Avenue of the White Coat Village. The four streets (Crittenden, Raleigh, Rossiter, Irvington) of the Upper White Coat Village are very safe and you can walk home from any late ED rotation without any concerns.Location - White Coat Village
Living in the lower White Coat Village, which is the streets from Lattimore and further south, is further away from the hospital and may be less desirable for students if you walk to the medical center. The walk to the hospital is longer and you are further away from the dynamics of the Medical Center.The lower White Coat Village is safe area, but may be less appealing to many students when compared to the Upper White Coat Village which is located closest to the Medical Center. Thus, Lattimore, Shellbourne, Stanford, Elmerstone, Edgemont and Westmoreland have fewer students and more families within the White Coat Village for students who is renting. The further away from the medical Center the less desirable for students with no transportation.
From Crittenden Blvd to the hospital is only about 100 yards - you can't be any closer unless you check in to the hospital and rent a room next to the patients rooms.
Many consider Crittenden Boulevard the most desirable street because of its location. Others prefer Raleigh Street or Irvington Road because the feel of actually being away from the Hospital when you are off duty.
School of Nursing
The School of Nursing is actually on the same street and on the same side as the residential portion of the Crittenden Boulevard. The Upper White Coat Village is much closer to the hospital than any of the parking lots that are offered to students or residents. Some hospital employee are actually parking close to the Rochester International Airport and have to take a shuttle bus to get to and from the hospital.The houses on Crittenden Boulevard can often catch the hospital's wire less internet. For the Rochester winters you don't want to clean off your car or worry about the road conditions in your early mornings - a short walk to the hospital is ideal. From Crittenden Boulevard you will have a 90 seconds walk to the hospital and from Irvington Rd it will take you 5 minutes.
College Town
Currently, the UofR is constructing a Ccollege Town just north of the White Coat Village. This will add several restaurants, a grocery store, and a Barnes and Noble within a 5 minute walk of the White coat Village. You really do not need a car here!
Zip Car
If you ever do get the urge to leave town, the White coat Village is only a few minute walk to the nearest zip car location, where a car can be rented hourly for a small fee.
Good condition
Since the homes on Crittenden, Raleigh and Irvington were often built as doctors homes after the Hospital was established in 1923 they were generally built to high standard for the time. The homes remain in good condition today with hardwood floors, nice oak staircases, built in lead glass book cases and fire places in the living room. You won't find huge houses here, but most are 1,500 to 2,000 sq. feet. The typical house was built with 3 bedrooms and one bathroom. The third bedroom is often very small and was meant to be used as a nursery.Parking
No street parking - Parking in the White Coat Village is extremely difficult and essential impossible if you don't have off street parking on your own drive way or garage. There is no parking allowed on any of the streets closest to the hospital - and it is reinforced strictly by the Rochester Police. There is more than one student who has lost $35 just for parking on the street outside of their home before they knew how quick the police can be to write them a ticket.University parking - Parking is provided by the University for students and employees. This parking is based on seniority and students tend to get the spots furthest away from the hospital. Many employees are directed to park on a remote lot near the Rochester International Airport to take a shuttle bus twice a day to and from the hospital.
Drive way parking - Many of the houses in the area have narrow one car drive ways. Remember they were built from 1920 to 1950 and many families didn't have a car at the time. Rarely did a family have two cars and today practically every student has a car. Thus, it is not unusual that four cars are squeezed into a drive way that was meant for maybe just one car. Many drive ways can accommodate three cars if they are parked in a row after each other, but - when one needs to get out for an off site rotation at 5 am it is not fun to have to move two other cars before your can get your own on to the street. A little snow and rain on top of everything does not make it any easier.
A wide drive way that can accommodate multiple cars without moving is much desirable in the White Coat Village.
Access to express ways
The location in the White Coat Village offers easy access to 390, 490, and 590 so getting around town is easy. Plenty of fast food close by if that is your cup of tea. Recreational areas are at walking distance such as the Highland Park, UR campus and Mt. Hope Cemetery. In case you feel for it there is one bar in the White Coat Village - On the Rocks.Upper White Coat Village
Overall the Upper White Coat Village is the ideal living area for medical-, dental- and nursing students interns, residents and young attending doctors at the University of Rochester Medical Center. University of Rochester Medical Center and the Strong Memorial Hospital expands into Upper White Coat Village - Harbor House of Rochester is a hospitality house that serves as a home-away-from home for patients and their families primarily related to heart transplant.This home is located on 89 Rossiter Road and has been renovated with four bedrooms each with a private bath to accomondate families and patients waiting for or undergoing medical testing or treatment. This facility is aimed to assist families who are coming from out of town for medical care. Having the Harbor House of Rochester in the Upper White Coat Village emphasize how safe and desirable this Village area is with its prime location and friendly character.
UMHN Neighborhood Association
The Upper Mt, Hope Neighborhood Association is a very active organisation for the residents of this area. The UMHN also publishes an informative news letter called UMHN Neighborhood View. This comes out four times per year. It is distributed free of charge to the residents of the area. The association is a strong asset to this area and has an extensive web site web site.
Residential values in White Coat Village
The quality of living in the White Coat Village is among the best ones in Rochester. It is a safe and friendly Village with a lot of community atmostphere. The homes are well maintained and there is a steady demand for these homes.
It is noteworthy that this Village has not been affected by the 2008 financial crise. Homes put on the market are sold quickly at good value.
The houses in the Upper White coat Village are sometimes a little more expensive than those in the Lower White Coat Village due to location, size and character of the homes.
Families and students
Families -The area is dominated by young families, residents and students related to the University of Rochester Medical Center. There is also a number of more senior people who has been in the area for many years.Stable market - The stability of this very local area is a reflection of its proximity to the University of Rochester Medical Center and Strong Memorial Hospital. The University and the hospital are continuously growing and has a steady influx of over 250 new trainees every year. The University of Rochester students and residents forms a solid base of new home owners with steady incomes.
A True Neighborhood
The White Coat Village is true old fashion Village with many of the close by local services that you used to have, but rarely see today. For many years there was a school in the center of the Village, but due to too few children the school was closed and the building now houses the Lattimore Medical Center.The White Coat Village has its own little cozy Irish bar called Sheridan's Pub where medical students like to gather for a drink after an exam. There are several other services like a barber shop, a diner, two banks, gas station, car repair shop, two churches, a bike shop, photo and video and more. The area even have a cigar shop and of course Burger King and McDonalds not to mention its own Medical Center at Lattimore Road.
